In a bundled golf and country club, membership is deeded with your home, providing immediate access to the golf course and amenities without waitlists. Operational costs are shared equally across the community, ensuring fiscal efficiency and well-maintained facilities for all 939 homes. This integrated structure offers protected views and professional amenities—including PGA golf, USPTA tennis, and premier culinary events—the day you move in. Knowing that every neighbor contributes the same creates a unique sense of belonging and ensures we all hold similar expectations for the success and beauty of our community.
This fee is paid quarterly and supports the "big picture" of the community. Because the operational costs are shared across all 939 homes, we are able to maintain our 300 acres, the golf course, the clubhouse, private roads, and 24/7 gated security with high fiscal efficiency. A portion of this fee is also directed toward a reserve fund for future infrastructure needs.
Fees beyond the Master Association vary by local community. Condo and multi-family associations have fees that cover specific neighborhood amenities like community pools, as well as building insurance and exterior maintenance. Single-family and estate homes typically manage their own insurance and maintenance independently, contributing only a nominal fee to their respective sub-associations where applicable.
The Kelly Greens experience is led by a professional General Manager and a dedicated team of experts. Owners have access to PGA golf professionals and USPTA tennis professionals for private lessons, group clinics, and tournament coordination. Our culinary and management teams ensure that every social and athletic experience is handled with professional-grade quality and service.
To protect property values and ensure a premium experience for all, Kelly Greens maintains common-sense standards. This includes architectural guidelines for a cohesive look, as well as community-wide policies regarding dress codes, pet ownership, and social conduct. These shared expectations make our community a consistently beautiful and welcoming place to live.
Kelly Greens is a resident-governed community led by an elected Master Board of Directors. The Board is supported by various standing and strategic committees—composed of owner volunteers—who provide oversight and recommendations on finance, amenities, and long-term planning. This ensures our community is managed with transparency and a proactive, owner-focused mindset.
Owners may choose to lease their property, provided that all rentals adhere to a minimum rental period of one month. To ensure a seamless experience for the entire community, tenants are required to follow all Master Association policies, any specific rules established by the local community association, and any individual property expectations set by the owner. It is the responsibility of the owner to ensure their tenants are informed of these standards.
A one-time new member fee is collected at closing. These funds are specifically reinvested into the community for capital improvements and modernizing our facilities. This ensures our amenities continue to evolve and remain competitive, protecting your property value from day one.
